The plan does not show that the roofs on the Bell Lane side and the East side of the proposed Tesco building are in fact Affordable homes. (Flats and town houses). There is also the "Cresent" block of flats at 9 on the plan.
These are included as the Council have targets to meet with regard to Affordable housing so the scheme should be more appealing to planners. (The same can be said of the nursing home (17 on the plan) and the all weather pitch. These items are included as sweetners for the council who have a requirement to supply them.)
It is inappropriate to put residential properties within the boundary of the town centre. Residential developments should include mixed housing types and this is not possible in a town centre.

Why would it be a good idea to cram more housing into an already congested town centre ?

Resident - am I right in saying the houses they are planning are at the level of the current Tesco carpark so would be 3 storeys up from that level ? So they wouldn't flood but the underground carpark would.

By levelling the slope the car park remains at the same level above Bell Lane. The houses at the front start on the level of the existing car park and are 3 floors high. The tesco store is on top of the car park with the entrance at the "Town square" which is at ground level because of the slope of the land.
